An empty villa is an expensive thing to own.
If your property stands empty from October to March, we will lease it, prepare it, staff it and fill it with small, vetted, well-behaved groups — then hand it back ready for your own season.
Our terms
- Fixed-term lease
- One low season at a time, typically five to seven months.
- Guaranteed minimum
- Paid monthly whether or not we fill every week.
- Your blackout dates
- Hold back any weeks you want for family or your own guests.
- Capped occupancy
- We never exceed the group size agreed for your property.
- Vetted hosts only
- Every host is approved, insured and contractually accountable.
- Condition reporting
- Photographic inventory on entry and exit, damages settled on exit.
What makes an estate retreat-ready
- ✓Six or more bedrooms, ideally with twin options
- ✓A room or outbuilding that can hold the whole group for practice
- ✓Genuine privacy — no overlooking neighbours
- ✓Heating and hot water that can carry a full house in winter
- ✓Reliable broadband and mobile signal
- ✓Within two hours of an international airport
Missing one or two of these is rarely a problem — a marquee, a hired studio floor or a heating upgrade often closes the gap, and we'll tell you honestly whether it's worth doing.
